Meetings are open, and supported through both dues of REIN members and corporate sponsorship. There is a Guest fee for non-members of $20 for an individual and $30 for a couple to attend the Main Monthly Meeting. Classes are generally offered for a fee, with a discount price to REIN members.

Real estate investing covers a wide range of property types as investment opportunities.  As many of our members are interested in commercial real estate as a vehicle to building wealth, our speaker this month is:

Anne Williams, 2009-10 President & Co-Founder
Tennessee Self-Storage Association

Ms. Williams will share her knowledge of this specific investment type, as both a real estate broker and her previous hands-on experience working in that industry.  This professional has been involved in the storage industry since 2000 working as a district manager for Storage USA/Extra Space Storage and most currently as a self-storage investment broker for Marcus & Millichap. She co-founded the TNSSA, served as Vice-President in 2008, President in 2009 and is currently serving as Treasurer.

This promises to be a very informative meeting.  ALL REIN members are welcome—yes, guys, this means you may come, too!

As I mentioned, our presenter will travel from Memphis to share her extensive knowledge.  Please support this special program of particular interest to those considering commercial real estate acquisitions.

Skip Heibert is a site planner and landscape architect with over 30 years experience in Middle Tennessee and the southeastern United States. He obtained his Bachelor of Science in Landscape Architecture in 1977 from the University of Kentucky, Lexington, Kentucky. He is currently licensed to practice in 12 states and is a LEED Accredited Professional. He has provided design services for 185 residences since opening Heibert and Associates in 1991. His residential designs have been honored by the Tennessee Chapter of the American Society of Landscape Architects.

REIN Home Tour – Nashville – February 27

Everyone tells me that the investment real estate market in Nashville has changed!  Should I change my approach?  If so, how?
 
Learn how several of your fellow REIN members are answering that question (AND MANY MORE) on the next REIN Homes Tour.

The REIN Homes Tours (RHT) are a long-standing REIN offering that are widely viewed by those attending as one of the most beneficial educational opportunities available to REIN members and guests.  It provides a unique, hands-on opportunity to visit and talk with several REIN members who are actually “making it happen” on a day-in, day-out basis with their properties in the Nashville area.  Best of all, this isn’t something you’ll see on television, it’s real, it’s what is happening, and it is what is happening here and now in the current market.        

Typically those on the tour will visit 6 – 7 properties that REIN members are currently renovating for rental or re-sale.  The Presenting Investors may have just purchased the property, the rehab may be partially complete or it can be ready to sell or rent.  An information sheet is available for each property that outlines the scope of the project, actual or anticipated costs, projected profits, suppliers and contractors utilized, and other relevant information. At each property, the Presenting Investor will make introductory comments about the property and then be available to answer follow-up questions.

Tour attendees are traditionally a mix of newer investors and others who have been involved in real estate for many years.  All REIN members, and their guests are invited and encouraged to attend but the number of seats on the tour are of course limited.  The networking opportunities that usually develop on a Rehab Homes Tour is another benefit received, particularly since many segments of the local market have noticeably (and for some dramatically) changed.  Come prepared for a fast-paced, information packed tour.  Questions are encouraged and, by the way, wear comfortable shoes. 

Advance tickets for the bus are only $15.00 for REIN members ($30.00 for guests) and can be purchased at the Tours committee table at the monthly meetings or on-line at the REIN via the new and improved REIN web site at www.reintn.org  by selecting this event on the list of scheduled events. (Note: If available, seats purchased the morning of tour will be priced at $18.00 for REIN members and $30.00 for guests.)

Registration begins at 8:00 a.m. at the REIN Educational Center, 2416 Music Valley Drive, #151 with the bus returning by 1:30 p.m.

Can This Floor Plan be Saved? – Nashville – March 23rd

Sometimes your "great deal" comes with problems.

You might have an older home  that was built with "pass through" bedrooms, or, there is no washer/dryer hookups inside the house.

Your kitchen may be very small, but if you could just take out that wall between the kitchen and dining area, you could have a great open area giving the illusion of more space. There are all kinds of obsolete floor plans, even in newer homes.

There are many ways to improve, or change them to make them more functional and up to date, and at the same time add thousands to your property value. Greg is a life member of REIN and an expert at this kind of construction.

Financial Management & Bookkeeping Class – Nashville – April 20

Keeping up to date, detailed financial records is vital to your real estate business. Not only for your information, but for tax returns as well.  This class will teach you how to keep detailed records and create financial statements including Income and Balance Sheets, Cash Flow, etc. With emphasis on understanding the information they provide, and information that lenders want to see. You will also learn how to analyze your investing performance over time.
